How this works

For an insured purchase with less than 20% down, a 30-year estimate requires a qualifying first-time buyer or a newly built, previously unoccupied home. Without confirmed eligibility, this tool uses 25 years even when 30 years is selected. Affordability checks eligibility at each estimated price. These tools assume owner-occupied one- or two-unit purchases; other lender and insurer conditions apply.

This is a planning estimate, not a pre-approval. Credit, income type, property, and lender policy can change the result.

Monthly Home Budget

Enter monthly amounts in Canadian dollars. For annual bills, divide by 12. Enter each cost only once. Blank expense and savings fields count as $0. This tool uses income after tax to show what is left in your budget; it does not check mortgage qualification or copy figures from another calculator.
