How this works

For an insured purchase with less than 20% down, a 30-year estimate requires a qualifying first-time buyer or a newly built, previously unoccupied home. Without confirmed eligibility, this tool uses 25 years even when 30 years is selected. Affordability checks eligibility at each estimated price. These tools assume owner-occupied one- or two-unit purchases; other lender and insurer conditions apply.

Standard purchase premiums shown: 2.80% at 80.01–85% LTV, 3.10% at 85.01–90%, and 4.00% at 90.01–95%. Ontario charges 8% provincial sales tax on the premium, payable at closing.
