This schedule is an estimate based on Canadian semi-annual compounding and monthly payments. It excludes property tax, utilities, home insurance, and fees. Rounding may cause small differences from a lender’s schedule.

Ontario Closing Cost Calculator

Build an itemized estimate of cash closing costs, separate from your down payment.

Ontario closing cost estimator

Combines land transfer tax, eligible rebates, mortgage-insurance tax, legal fees, and other costs into one itemized estimate. Add Toronto administration fees and adjustments to other costs. Non-resident taxes and new-home sales tax are not calculated.

How this works

For an insured purchase with less than 20% down, a 30-year estimate requires a qualifying first-time buyer or a newly built, previously unoccupied home. Without confirmed eligibility, this tool uses 25 years even when 30 years is selected. Affordability checks eligibility at each estimated price. These tools assume owner-occupied one- or two-unit purchases; other lender and insurer conditions apply.

The CMHC premium is normally added to the mortgage, not paid in cash. This total includes Ontario’s 8% tax on that premium, which is due at closing.

Using this estimate

Change the example inputs to match your situation. Review the assumptions and exclusions alongside the results. Calculations are planning estimates, not a mortgage approval or a lender quote.

Use “Discuss with Nandan” to review a snapshot before sending an inquiry. Nothing is sent just by running a calculation.
