This schedule is an estimate based on Canadian semi-annual compounding and monthly payments. It excludes property tax, utilities, home insurance, and fees. Rounding may cause small differences from a lender’s schedule.

How this works

For an insured purchase with less than 20% down, a 30-year estimate requires a qualifying first-time buyer or a newly built, previously unoccupied home. Without confirmed eligibility, this tool uses 25 years even when 30 years is selected. Affordability checks eligibility at each estimated price. These tools assume owner-occupied one- or two-unit purchases; other lender and insurer conditions apply.

Payment frequency

Accelerated bi-weekly means paying half of the regular monthly payment every two weeks. That creates 26 payments a year—the equivalent of 13 monthly payments—helping pay down the mortgage faster and usually reducing total interest.

Pay off your mortgage faster (optional)
$

Use either option or both. For example: $200 extra each month plus $20,000 once after 12 months. Month 0 means immediately. On the same date, regular and recurring payments are applied before the one-time payment. Regular scheduled payments stay the same; the mortgage pays off sooner. Any extra payment is capped at the amount owed and stops at payoff.

Estimates assume the interest rate stays unchanged. Prepayment penalties are not included. Confirm your lender’s extra-payment limits and permitted dates before paying.

Enter any optional extra amount and choose whether it is paid monthly, biweekly, or yearly. The chart and totals will show the estimated faster payoff and interest savings. Confirm your lender’s prepayment limits before making extra payments.
Minimum down payment rules and insurance premiums are estimates. For insured mortgages over 25 years, the estimate includes a 0.20% premium surcharge; eligibility still applies.
